City Council Meeting April 15, 2008 to vote on Apartment Complex Posted on 04/07/2008 @ 12:00:00 AM by Lindsay, Rex | | The Broken Arrow City Council meeting on April 15, 2008 will consider the matter of the Metropolitan Station Apartment complex which is proposed to be situated North of Kenosha between Elder Ave and 145th East Ave. The apartment complex is slated to be 240+ units. Please come and be heard by your City Council. If you want to speak on this matter to the City Council, you must arrive early enough to sign a sheet indicating your desire to address the Council. |

Home Owners please be on the look out for suspicious activities and do not leave you garage doors open for long periods of time. |

WW-HOA-D 4U….What will your Homeowners Association do for you?
Purpose & Responsibility of HOA: The HOA is just 328 neighbors pooling their money and resources to maintain our neighborhood.
The HOA board members accept the responsibility to maintain our neighborhood to the highest standards, to conservatively spend our money on maintaining the neighborhood assets, pay all bills, requesting neighbors to follow our covenants, address all issues or concerns homeowners have.
We try to keep our property values up by Maintaining our Current Assets: Have our neighborhood make a good impression for visitors and potential buyers. Keep our entrances looking nice (weeded/lights working/nice shrubs/flowers /etc) Fence (compare to others in the area/ Country Air along 81st street, etc) Parks (weed control/regular mowing/trees/playground equipment maintenance) Street lights working Area: 13 acres of improved area (along frontage roads, parks) 17 acres of unimproved area (green belt)
Dues are due!
It’s time to pay our annual HOA dues so that we can fund our neighborhood maintenance and capital improvement funds for another year. To all homeowners, Thank You in advance for paying your dues in a timely manner!
Dues statements were mailed to each Stonemill homeowner during December 2007 and are due by January 31, 2008. Dues are considered late as of February 1, 2008. All dues postmarked after January 31, 2008 will be assessed a $35 late fee. All delinquent accounts as of March 1, 2008 will be turned over to the HOA legal counsel for collection and will be assessed additional fees, which will include, but are not limited to legal counsel, court fees, doc fees, lien filing fees, etc.
Treasurer’s Report
Stonemill HOA is made up of 328 homeowners. Total invoiced annual dues equal $49,200. That may sound like a lot, but consider that we have 13 acres of improved park, 17 acres of greenbelt, and the entrances that the HOA is responsible for maintaining. In addition, each calendar year the HOA sets $5,000 back for future capital improvements such as the fence replacement and entrance building repair that occurred late in 2007. Budgeting “capital improvement” (Asset Fund) money each year helps the HOA board plan and prioritize neighborhood common area maintenance and improvements. This approach also minimizes the chance that the HOA will need to make any special assessments to cover maintenance or improvements. Our general checking account balance as of 12/31/07 was approximately $11,000.

FEMA Liaison
Ross Ford, homeowner, has volunteered to interface with Broken Arrow emergency management contacts in order determine whether FEMA assistance will be made available for neighborhoods following the recent ice storm damage.
Ice Storm Cleanup Days
Homeowner Doug Johnson has volunteered to coordinate two volunteer cleanup days on Saturday January 19 and January 26, 2008. So, if you have a pair of gloves or a chainsaw and some time on either one or both of these work days, please call Doug to volunteer or just show up at the Elgin Street Cul de Sac.
Union School Re-Districting
Ross Ford indicated that the Union School District leadership is evaluating redistricting of Union elementary schools and will hold “Town Hall” style meetings in the very near future to discuss this item with Union school district residents. Please contact your child’s elementary school PTA for more information.
